permanent mounted bed frames in Nino's room and in Master Bedroom...the trade-off for carpet. 

Pam wants hardwood... Philp wants carpet....reason she doesn't want carpet is that it is impossible to vacuum under the bed... permanent frame resolves the vacuuming issue!!

Central Vacuum in rough-in. Catroom(above), Master Bath (above), and kitchen (not pictured) each get a foot-activated floor sweeper vac and the basement workshop will also be tied to the system.  The central vac will be mounted in a purpose-built room adjacent to the second floor laundry (filtered exhaust to be vented to the outdoors) .   This is a self-designed system...hope it works!!

OUTDOOR KITCHEN

In amazement, again, that I can hand a set of drawings to my framers and he can whip out my design, to the millimeter, and have it look exactly as I intended, in a very short period of time (half a day's work pictured below).  It took me longer to write up the details than for them to build my design. In addition to the plan below, I supplied them with manufacturer's cut sheets for the intended appliances/doors/sink.

finally got power hooked up (below)...workers ought to quit complaining about the cost of the gas in their generators now.
